This page provides guidance on the commissioning process, approach, and practical considerations behind each project at Fourth Floor Creations.
What types of projects do you undertake?
We focus primarily on luxury residential properties, hospitality environments, and landmark architecture.
Each commission is considered as an architectural interpretation, with an emphasis on proportion, detail, and visual clarity rather than decorative replication.
How are projects commissioned?
Commissions begin with an initial enquiry via email (enquireies@fourthfloorcreations.com) or structured form (see the enquire tab).
From there, selected projects progress to an in-depth consultation stage where the architectural subject, scope, and intended use of the model are discussed in detail.
What information is required at the start of a project?
We look to understand what the client is hoping to achieve, including the intended use of the model and the level of architectural interpretation required.
Supporting material such as photographs, drawings, and any available plans is helpful at this stage.
Budget is not required in initial discussions, however it is important to understand that these are specialist, high-detail commissions.
How is scale determined?
Scale is defined through a combination of architectural proportion, visual assessment, and material constraints within the building system.
Key architectural elements such as windows, doors, and structural rhythm are used as dimensional anchors to ensure consistency and realism.
How involved is the client during the process?
Clients are closely involved throughout the entire process.
Regular communication and structured review points ensure alignment across scale, colour, detail, and overall composition.
This collaborative approach ensures the model develops in line with client expectations while maintaining architectural integrity.
What reference material is used?
We work from a combination of architectural drawings, photography, Google Street View, satellite imagery, and where available, historical references.
This allows us to build a detailed and contextually accurate understanding of each building before design begins.
Are models permanent or fixed once completed?
All models are fully reversible and can be disassembled. This is an important principle of the studio. It ensures that each commission retains a second life beyond its original use and can be reconfigured or repurposed in the future if required.
We do not permanently bond elements together, as this would compromise the integrity of the system as well as any post-life utilisation.
How are models delivered and installed?
Where possible, we prefer to install models on-site however, fully assembled delivery can be arranged. This allows for any minor transit adjustments to be resolved discreetly, ensuring the client only experiences the final, fully resolved piece.
Alternatively, models can be supplied as complete kits with building instructions for client-led assembly.
What is the typical timescale for a commission?
Timescales vary depending on complexity, scale, and sourcing requirements. As a reference, the Kimpton Fitzroy Hotel model, built from approximately 157,000 pieces, took around five months to complete. if we consider the physical build of a commission, we would estimate around 400-600 elements can be constructed every hour however this can vary depending on complexity, physical environment and structural management as the commission grows.
Each project is scheduled individually following the design and consultation phase and the client is always fully appraised of the ongoing alignment to that schedule.
